The SF Bay Area is unique in the way we sell/buy homes than the rest of the country, let alone the rest of California, AND it's so much better in so many ways. We're the only market that front-loads all of the seller's disclosures AND home inspections so the buyers can review all of it BEFORE submitting their offer. In every other market you make you offer in, and then everyone rushes to get the inspections done in a very short timeframe and hopes the seller will agree to renegotiate when problems are discovered. Assuming the disclosures and seller-provided inspections are acceptable to you, we can head to closing with minimal issues that can cause the deal to fall apart.
The quickest I've taken a buyer from being completely new to under contract on a home was 1 day. In a typical Spring/Summer market with good inventory, once you're pre-approved, have completed the Buyer's Consultation, and have decided on the area, we should get under contract within a month.
Absolutely! As an area expert, I'm very good at helping you figure out what you want and where to find it MUCH quicker than you can by simply filling up your weekend with open houses or endless searching online.
Three months. In a busy market with good inventory, it should not take that long to buy a home. If we get to the end of the first month and still haven't found "the one," then we may need to re-evaluate your Wants and Needs.
A Buyer's Agent should NEVER be pushy, to be so undermines our fiduciary duty to you and the reason we exist. Outside of a time-sensitive offer date or contingency timeframe we are here to guide you, at your pace, in a way that ultimately leads you to accomplish buying the home that best fits you at this stage of your life, within your budget (saving money if at all possible), knowing as much about the home as possible, and within the terms that allow you to get to closing in the least stressful way possible. You are still in the driver's seat.
Honestly, that agent either didn't know what to do or didn't want to put any effort into it. Every agent is an independent contractor and owns their own business, and most decide to primarily work with Sellers. In Santa Clara County alone, there are about 7,000 agents, and all of them decide how much or little effort to put into perfecting the Buyer's side of their business; we are NOT trained the same. Your agent is to be your guide, your partner, your confidant in the biggest purchase you'll ever make. Everything a Buyer's Agent does should work towards making you feel confident that you're making a good purchase and earnestly want to complete the sale.
While my business is Buyer-Centric, yes, I do list homes, though it's usually for my buyer clients who must sell to buy their next home. It's often much better for the buyer to have the same agent handle both the sale and the purchase to ensure everything goes smoothly.
